Capabilities include listing lookup, batch retrieval, comparable property search, performance metrics (60 months history), observed future rate calendars (365 days), market analytics, revenue estimation, and market search/export. Price Recommendation adds POST /price-recommendation/base-price and POST /price-recommendation/calendar-prices. Calendar Prices starts today in the property's timezone unless an inclusive start_date is set. Omitted or null end_date returns the full one- to two-year calendar; an inclusive end_date limits output. Start and end on the same day return one row, past or malformed dates return 422, a start_date beyond coverage returns 422, and an end_date beyond coverage is clamped to the available calendar. Output boundaries select rows only: lead-time rules still count from today and coverage.calculation_date reports that day. Responses include coverage, explanations and warnings. It is billed per successful request, not per night; see the pricing page for current rates. Review recommendations and publish through your own integration.

## MCP Server

The AirROI MCP server is a remote Model Context Protocol server that gives AI assistants 29 tools for Airbnb and short-term rental market data: occupancy, ADR, RevPAR, revenue, comps, revenue estimates, live calendars, live search rank and price recommendations. As of September 2026 Airbnb has no official MCP server or public API; AirROI's is a purpose-built market-data server, not a listing scraper or a property-management (PMS) server.

- Endpoint: https://mcp.airroi.com (remote Streamable HTTP, stateless; protocol version 2025-11-25; MCP Registry name com.airroi/mcp)
- Authentication: an X-API-KEY header is required on every request. It is the same key as the REST API (https://www.airroi.com/api/developer/activate).
- Pricing: from $0.01 per tool call, the same per-call prices as the REST API; $10 minimum deposit; tools/list is not billed.
- Coverage: 20M+ Airbnb listings, 190+ countries, 30,000+ markets, up to 60 months of monthly history per request.
- Safety: no Airbnb login, and no tool can change a listing, price, booking or message. 26 tools are flagged read-only; the other 3 (batch_listings, live_scan, export) create a download file or scan cursor.

Pricing tools use the same MCP connection, API key, and paid credits. Call airroi_recommend_base_price with coordinates and property facts, then pass recommended_base_price and the returned uppercase currency to airroi_recommend_calendar_prices (or supply your own base price). Calendar Prices returns the complete response inline with nightly prices, explanations, stay restrictions, coverage and warnings. Omitted or null end_date returns one to two years of consecutive dates from today in the property timezone; inclusive start_date and end_date limit returned rows (the same day in both returns one row). Past or malformed dates fail, a start_date beyond coverage fails, and an end_date beyond coverage is clamped to the available calendar. MCP forwards start_date and end_date to the API. The calendar input is availability evidence. Output selection preserves full-calendar calculations, warnings and billing; warning counts may include dates beyond end_date. Review explanations and warnings even on success. The calculation changes no property settings and publishes no rates; resend settings and calendar evidence on every call. Stay restrictions require enforcement by your booking integration; length-of-stay discounts are not applied. Calendar Prices is billed per successful request, not per night.
