Las Vegas Grand Prix Airbnb 2026: The F1 Bump Stops 2 Miles Out

For Las Vegas Grand Prix Airbnb hosts, F1 weekend pays near the track and nowhere else. Last November, Airbnbs within 2 miles of the circuit booked at a median $244 a night on race weekend and earned 48% more per available night (booked revenue divided by nights that were booked or open to book) than the weekend before, while the rest of the valley earned less than it had a week earlier. Even near the track, race weekend paid less than SEMA week and the rodeo opening.

At the top of the market, a one-bedroom rental unit 0.4 miles from the circuit booked all three race nights at an average of $1,481, far above the $223 median for near-circuit studios and one-bedrooms. An eight-bedroom, 16-guest house in Spring Valley shows the other side. It booked SEMA week at about $2,154 a night and the rodeo opening at about $2,207, then sat empty all three race nights at an asking rate of about $1,602, cheaper and still unbooked.

The 2026 race runs Thursday, Nov. 19, through Saturday, Nov. 21, with the Grand Prix on Saturday night. VegasInsider's asking-price study found that Airbnbs show "almost no race-weekend surge", and the head of the Las Vegas Convention and Visitors Authority has called the first race one of the city's lowest hotel-occupancy weekends. AirROI's booked calendar data for 5,341 entire-home Las Vegas Valley listings says both are half right: the bump near the Strip is real, and it disappears a few miles out.

Race Weekend Ranked Behind SEMA and the Rodeo in 2025

Near the circuit, race weekend finished third of six fall weekends in 2025, behind SEMA week and the National Finals Rodeo's opening weekend. Listings within 2 miles earned $138 per available night over Nov. 20–22, about a fifth less than SEMA week's $171, with $167 for the rodeo opening. Occupancy followed the same order: 45.9% on race weekend against 57.9% for SEMA week. Every weekend compared here covers Thursday, Friday and Saturday nights.

Off the Strip, the race came last. The 3,043 listings elsewhere in the valley earned $121 per available night on race weekend, 6% less than the ordinary Nov. 13–15 weekend ($128) and far below SEMA week ($233). It was the only one of the six weekends when listings near the track out-earned the rest of the valley.

In 2024, race weekend trailed SEMA and the rodeo again: $150 per available night near the circuit against $191 for SEMA week and $207 for the rodeo opening, and $116 elsewhere, no better than the ordinary weekend before it.

Low hotel occupancy has followed the race from its first year. LVCVA president Steve Hill said the 2023 race was "a great financial weekend" for the city, and then added:

Airbnb calendars show the same split. Near the circuit, occupancy rose from 35.2% on Nov. 13–15 to 45.9% on race weekend; across the rest of the valley it fell, from 39.9% to 37.7%. One local put it bluntly:

Near the Circuit, Units Under 4 Bedrooms Took the F1 Bump

Within 2 miles of the track, studios and one-bedrooms earned 53% more per available night on 2025 race weekend than a week earlier, and two- and three-bedrooms 49%. The table compares each segment's race weekend with the Thursday–Saturday a week earlier (Nov. 13–15), with SEMA week alongside. The bottom two rows tell the other half of the story, with larger homes off the Strip going backward and the largest earning about half what SEMA paid.

Most of the near-circuit gain came from more nights booked. Occupancy for studios and one-bedrooms rose from 35.9% the weekend before to 47.7%, and for two- and three-bedrooms from 34.1% to 43.9%. Median booked rates rose only 5% and 8%, but average booked rates rose about 15% to 16% (studios and one-bedrooms $264 against $228; two- and three-bedrooms $345 against $297), so part of the bump came from a high-priced tail of listings like the $1,481 one-bedroom.

The typical booked rate barely moved. Near the circuit, the median race-weekend booking was $244 a night: $223 for studios and one-bedrooms, $270 for two- and three-bedrooms and $361 for four bedrooms or more, 3% to 8% above a week earlier. Off-Strip homes with four or more bedrooms booked at a median $393 against $383 the week before, on fewer nights. That makes the Las Vegas race unlike the events in our ranking of college football towns by game-day premium, where the premium shows up in the nightly rate. Near-circuit booked rates also slipped from 2024, when the median was $270, and revenue per available night fell from $150 to $138. In the race's first year, 2023, VegasInsider's check of Airbnb asking prices for race weekend came to $1,946.

In dollars, a near-circuit studio or one-bedroom earning its segment's average took in about $377 over the three race nights, against $246 the weekend before and $438 for SEMA week. An off-Strip home with four or more bedrooms averaged about $510 over the race nights and $1,050 for SEMA week, roughly $540 less; for those homes, race weekend was the weakest of the six. That pattern, like the Spring Valley house, is consistent with SEMA and the rodeo filling large homes with groups while race visitors stay close to the Strip. The 2024 race split the same way, with near-circuit studios and one-bedrooms up 65% and off-Strip homes with four or more bedrooms down 4%.

Hosts Who Marked Up Near the Track Kept Their Usual Gain

Near-circuit hosts who asked much more for race weekend in 2025 did not lose bookings against their own baseline. We grouped near-circuit listings with no race nights booked as of Aug. 31, 2025, by how their race-weekend asking rate compared with their own ask for the weekend before.

The listings that marked up 50% or more were already the busy ones. They were 49.6% booked the weekend before, against 24.7% for listings that priced race weekend within 10% of it, and they sat closer to the track (88% within a mile, against 72%). Both groups gained about 5 points over their own prior weekend. The hosts who marked up kept their usual gain while charging much more; the table does not show that a markup wins bookings. More hosts near the track are pricing up for 2026. The 2026 figures here are asking prices on the forward calendar as of Aug. 31, while the 2025 figures above are what booked nights sold for. The typical near-circuit studio or one-bedroom's own race-weekend markup is 5%; across the segment, the median race-weekend ask is $258, against $225 for Nov. 12–14. 17% of those units ask at least 50% more than the week before, up from 7% at the same point in 2025. Everyone else mostly prices race weekend like any other: half of near-circuit hosts, and 63% elsewhere, set it within 2% of the week before.

2026 Race Weekend Is Pacing Slightly Ahead Near the Strip, Flat Elsewhere

As of Aug. 31, 2026, listings within 2 miles of the circuit had 26.0% of their race-weekend nights booked, slightly ahead of 23.6% at the same date in 2025. Across the rest of the valley the figure was 16.0%, against 16.5%.

The lift is in units under four bedrooms: near-circuit studios and one-bedrooms stand at 26.6% booked against 24.3% a year earlier, and two- and three-bedrooms at 26.2% against 22.7%. The two stronger events are pacing behind. Near the circuit, SEMA week is 22.0% booked against 25.4% a year ago and the rodeo opening 15.9% against 21.3%.

Most of race weekend is still to be booked. Counting every calendar night, including host-blocked ones, 41.9% of near-circuit race-weekend nights were booked by race weekend in 2025, up from 23.6% on Aug. 31.

The Strip's hotels are split on November. A Truist survey of November advance-booking rates across the month, reported by CDC Gaming, found the big operators moving in opposite directions.

89% of Airbnbs Near the Circuit Are Listed as Condos or Apartment-Style Units

Near the track, Airbnb supply is mostly units in buildings. Of 2,440 active entire-place listings within 2 miles of the circuit in August 2026, 2,179 (89%) are listed as condos, serviced apartments, rental units or aparthotel rooms; 261 are house-type listings (houses, villas, guesthouses). Under Clark County short-term rental rules, the type of building decides a lot, and the resort-hotel buffer and the condo-hotel exclusion in the table below carry the most weight near the track.

The circuit runs through unincorporated Clark County along the resort corridor, and a regular condo or house within 2,500 feet of a resort hotel cannot get a county short-term rental license. Units in a condominium hotel or resort condominium fall outside the chapter altogether. Our data can't tell which near-circuit listings are condo-hotel units; 73% of them display a license or registration number, against 40% elsewhere in the valley.

The platform rule is new for this race. The board said "today's action will prohibit these platforms from facilitating a point-of-sale transaction with short-term rentals that are not licensed in unincorporated Clark County," Fox5 reported. The ordinance was due to take effect Sept. 2, 2026, with platform fines of $500 for a first violation and $1,000 after that, as reported by Short Term Rentalz. A federal court blocked the county's earlier platform provisions in August 2025, a history covered in our piece on how counties are moving enforcement to the payment rail.

Whether Late Race Bookers Meet the Higher Asks

Most of race weekend is still to be booked near the circuit, and more near-circuit studios and one-bedrooms than last year are asking far above the week before. In 2025 the hosts who marked up kept their usual gain, but those listings were already the busy ones near the track. This year's late bookers can also pick Strip hotels, where MGM's and Caesars' November rates are down in Truist's survey.

The answer comes in the weeks before the race opens on Thursday, Nov. 19. If late demand meets the asks, the marked-up units near the circuit repeat last year's result. If it drifts to hotel rooms, they are the ones left with open race nights. Off-Strip homes with four or more bedrooms have little riding on it, since race weekend was already their weakest of the six fall weekends compared.

Near the track, marking up did not cost hosts bookings against their own baseline in 2025. Near-circuit listings asking 50% or more above the prior weekend went from 49.6% booked the weekend before to 54.9% on race weekend, about the same 5-point gain as listings that priced within 10% of the prior weekend. That shows busy listings stayed busy while charging more; it does not show that a markup wins bookings. Off the Strip, the median booked rate for homes with four or more bedrooms rose only from $383 to $393.

It depends on the building. Clark County requires 2,500 feet between a short-term rental and a resort hotel, allows condos only where the governing documents permit it and short-term rental use stays within 10% of units, and prohibits apartments. Units in a condominium hotel or resort condominium fall outside the county's short-term rental chapter altogether, and Airbnb's Help Center puts the transient lodging tax at typically around 13-14%.
