The example estimate, alongside 50 comparable properties nearby

Every estimate comes with the comparable properties near the address, usually 50 within 2 miles: the homes that best match your bedrooms, baths and guests. Each one opens on Airbnb, with its last-12-month revenue, nightly rate and occupancy as measured by AirROI.

Why the comps earn a little less here: they are the 50 closest matches to the 3-bedroom near downtown Nashville example, ranked first on bedrooms, baths and guests. Only 37 homes within 2 miles match it exactly, all of them comps, so 31 of the 50 sit 1 to 2 miles out, where 3-bedroom homes earn less (median $63,652) than the 112 within a mile ($105,748). Across all 468 3-bedroom homes within 2 miles the median is $71,741. If a home matches the comps on size and quality, theirs is the median to plan around; otherwise the estimate's, $74,321. Open a few comps to compare photos, reviews and minimum stays with what you plan to offer.

What a 3-bedroom near downtown Nashville earns

AirROI's estimate for a 3-bedroom, 2-bath home that sleeps 8 near downtown Nashville: $74,321 a year at the median, $51,394 at the 25th percentile and $135,832 at the 90th, a 2.6× gap between a weak and a top listing with the same specs.

Each row is its own percentile, computed separately, so the rows don't multiply: a listing at the median revenue isn't necessarily at the median rate and the median occupancy.

What separates the 25th percentile from the 75th is mostly how the listing is run: its price level, reviews and rating, photos, minimum stays and how many nights the owner blocks. Small rating gaps move listings further than they look; see what a 0.2-star drop costs and which bedroom count pays best.

Plan around the median; the 75th and 90th percentiles show what a well-run, well-reviewed listing reaches.

    Which months carry the year

Annual revenue doesn't pay a monthly mortgage, so the estimate splits the year across 12 months. For the 3-bedroom near downtown Nashville example, October brings 11.7% of the year, about $8,690 at the median, and January 5.0%, about $3,730.

Jan, Feb and Dec together bring about 17% of the year, about $12,700 at the median.

Months below your fixed monthly costs run negative: the low-season view marks them, and a purchase price in the snapshot below adds the mortgage. Seasonality differs by market: a median Scottsdale 2BR swings 3.9× from March to August, Canggu only 1.7× (how seasonality differs by market).

Does the estimate include Airbnb's host fee?

No. AirROI's estimate is gross booking revenue: nightly rates plus the cleaning fees guests pay, before Airbnb's host fee, taxes and your costs, and the comparable properties' revenue is on the same basis.

For the 3-bedroom near downtown Nashville example, a 15.5% fee takes about $11,520 of the $74,321 median, leaving a $62,801 payout before cleaning, supplies and other costs.

Most hosts now pay a 15.5% host-only service fee on the booking subtotal (nightly rate plus cleaning, pet and extra-guest fees); listings in Brazil and Mexico pay 16%, per the Airbnb Resource Center. The old split fee, about 3% from the host plus a service fee charged to the guest, stays on bookings made before a listing switched. More in Airbnb's 15.5% host fee explained and how much Airbnb charges hosts; for per-booking math, use the Airbnb host fee calculator.

The ledger below turns the estimate into profit before the mortgage: it walks gross revenue to operating income, then, with a purchase price, takes off property tax and any HOA dues for net operating income; the example starts at its $495,000 break-even price. Cleaning is a cost line because the gross includes the cleaning fees guests pay. The fee starts at 15.5%; switch to the split fee (3%) for bookings still on it. Every line is editable.

    How the Airbnb calculator works

Enter an address and a bedroom count. The calculator returns AirROI's revenue estimate at four percentiles, splits it across the months, lists the 50 comparable properties nearby, and takes off Airbnb's fee and your costs to show what you keep.

    1. Enter an address and bedrooms

Baths and guests default to typical values for the bedroom count, and you can change them.

    2. Get the range

Annual revenue at the 25th, 50th, 75th and 90th percentiles, plus revenue per booked night and occupancy.

    3. See the months

A seasonality model shows how the year's revenue falls month by month.

    4. Compare with the homes nearby

    5. Get to net, and share it

It subtracts Airbnb's fee and your costs, and gives you a link to share.

    Where the numbers come from

What AirROI reads. AirROI tracks 20M+ Airbnb listings in 190+ countries, with 15+ years of rental data. It reads each listing's calendar, nightly rates and cleaning fee every day, and a machine-learning model classifies each closed date as a guest's booking or a night the host blocked.

The range. AirROI's revenue model learned from listings' trailing-twelve-month results and reads a location through how listings perform around it at three neighborhood scales, from the immediate blocks to the wider area.

The comps. Up to 50 of the most similar homes within 2 miles, ranked by how closely bedrooms, bathrooms and guest capacity match, with nearer homes preferred. They sit next to the estimate, each with its own last 12 months, so you can check the range against homes you can open.

Who stands behind it. AirROI, a short-term rental data company whose software engineers, machine-learning experts, data scientists and hosts come from companies such as Airbnb, Amazon and Meta. Its founder, Jun Zhou, brings two decades in machine learning and big data and years of Airbnb market analytics, and wrote the calculator methodology, with every step and definition.

How accurate are Airbnb revenue calculators?

An estimate is only as good as its assumptions, and three push calculators high: a flat 70% occupancy, occupancy counted over available instead of all nights, and comps drawn from top performers.

The second alone lifts the US median for active entire homes from 34.0% of all nights to 39.5% of the nights hosts left open.

Both occupancy figures are the same active US entire homes over the 12 months to August 2026. The calculator counts occupancy as booked ÷ all nights, and each estimate comes with the percentile range and comparable properties shown above.

How much can you make on Airbnb? Same home, six markets

A typical active US entire home on Airbnb grossed $36,895 over the 12 months to August 2026, with the middle half between $20,805 and $63,950. Location and how the home is run move it most.

Both figures include cleaning fees and come before Airbnb's fee and your costs. The 3-bedroom near downtown Nashville example above has a $74,321 median, and the table puts the same home in five more markets. Enter your address to see yours.

For an identical 3-bedroom, the median ranges from $30,370 in Canggu, Bali to $74,321 in downtown Nashville, and in every market the 90th percentile earns 2.3×–3.4× the 25th. The operator matters as much as the season: on the Nashville monthly split, a 90th-percentile 3BR's slowest month (January, about $6,810) still out-earns a 25th-percentile 3BR's best (October, about $6,010), because the 2.6× gap between them beats the 2.3× gap between those months' shares of the year. A short-term rental calculator for any market

The same estimate works for any short-term rental, not only homes already listed on Airbnb, and it comes back in the local currency across 190+ countries, including the UK, Canada, Dubai and Australia. UK owners can use it as a holiday let calculator: enter the address and bedrooms, and the result is in pounds. For city-level numbers before you pick an address, see Airbnb market data by city.

What occupancy rate should I assume?

The median for your address, not a flat 70%. Across active US entire homes on Airbnb over the 12 months to August 2026, median occupancy was 34%, about 124 booked nights, with the 25th percentile at 21% and the 75th at 51%.

That's booked nights out of all 365 nights, so nights the host blocks count as unbooked.

Your address matters more: a downtown Nashville 3BR runs 37%, 51% and 64% at the 25th, median and 75th, and its 50 comparable properties ran a median 39.5%, above the national 34%.

Active US entire homes on Airbnb, 12 months to August 2026: 878,289 listings with a full year of data and at least 10% occupancy. Each figure is 25th / median / 75th percentile; revenue is gross booking revenue, before Airbnb's fee and costs.

How to calculate Airbnb income yourself

Five formulas take you from bookings to cash flow: gross booking revenue, minus Airbnb's host fee for your payout, minus operating costs for operating income, minus property tax and HOA for net operating income, minus the mortgage.

Each result is the median for the 3-bedroom near downtown Nashville example at a $495,000 purchase, with 20% down, a 30-year fixed loan at 7.0% (the calculator's default rate), property tax at 1% of price, self-managed with the ledger's default costs, and no HOA or capex reserve.

    FormulaNashville median, default costs
    Gross booking revenue = revenue per booked night (incl. cleaning) × booked nights$385 × 51% × 365 ≈ $71.7K
    Payout = gross − host fee$74,321 − $11,520 = $62,801
    Operating income = payout − operating costs$62,801 − $26,180 = $36,621
    NOI = operating income − property tax − HOAAt a $495,000 price: $36,621 − $4,950 = $31,671
    Cash flow = NOI − mortgage$31,671 − $31,615 ≈ $0, the break-even

Definitions: average daily rate, occupancy rate, RevPAR and net operating income.

A worked example, and why it doesn't multiply out

The 3-bedroom near downtown Nashville example's median is $385 per booked night at 51% occupancy. Multiplied out, $385 × 51% × 365 ≈ $71.7K, not the $74,321 median revenue: each is its own percentile, so medians don't multiply into the median. Use the revenue percentiles directly and treat rate × occupancy as a sanity check.

The range runs both ways. At the 75th percentile, what a well-run 3-bedroom here reaches, the same home grosses $102,283, a $86,429 payout after the 15.5% fee; at the 25th it grosses $51,394.

For a structured approach, read how to analyze an Airbnb market, then test a purchase with the Airbnb ROI calculator.

Is an Airbnb still profitable in 2026? Yes, at the right price

Nightly rates and revenue rose over the 12 months to August 2026, so the price you pay decides it: at its median, the 3-bedroom near downtown Nashville example covers its costs up to about $495,000 (20% down, 7.0% default rate over 30 years, self-managed, no HOA or reserve).

In the 12 months to August 2026, the typical active US entire home earned $265 per booked night, up 16% from $228 the year before, and $33,080 from nightly rates, up 9% from $30,271. Cleaning fees are left out of both years so the years compare. Some of that rise is hosts folding Airbnb's 15.5% host-only fee into their prices, but rates rose without it too: the same homes still on the split fee in August 2026, whose prices carry none of the new fee, raised their median nightly rate 11%, from $213 to $236. Occupancy eased 2.4 points, from 36.4% to 34.0% of all nights, while the number of active homes AirROI tracks grew from 851,902 to 878,289.

AirROI data: the median across 851,902 active US entire homes in the earlier year and 878,289 in the later one, nightly rates without cleaning fees. The split-fee row is the 134,462 homes active in both years that were still on Airbnb's split fee in August 2026, when 79% of active homes were on the 15.5% host-only fee.

Whether a purchase pays depends on its price. On the terms above, plus property tax at 1% of price and the ledger's default costs, $495,000 is the break-even price for the 3-bedroom near downtown Nashville example at its median: its $36,621 of operating income, less $4,950 property tax, leaves $31,671 of net operating income against a $31,615 mortgage. Below that price the median home covers its costs and pays you on top; a lender asking net operating income to cover the mortgage 1.25 times brings the price that works to about $410,000, and a 20% property manager to about $295,000. A well-run 3-bedroom here can carry more: at the 75th percentile, $102,283 gross and $51,813 of operating income, the same terms break even at about $700,000. Each $100 a month of HOA dues lowers the break-even by about $16,000, so a condo with $400 a month of dues breaks even at about $430,000. Put your own price, tax rate and HOA into the ledger and investment snapshot above to see the cash flow at your price.

About $36,895 in gross booking revenue for the typical active US entire home over the 12 months to August 2026, cleaning fees included, before Airbnb's fee and costs; the 25th and 75th percentiles were $20,805 and $63,950. Location and operation matter most: a 3-bedroom near downtown Nashville has a $74,321 median; the same home in Canggu, Bali, $30,370.

Yes. AirROI's Airbnb calculator is free and needs no account, email or card. Enter an address and bedroom count for the full revenue range, the monthly breakdown, the 50 comparable properties nearby and the net-income math. Developers can get the same data through the AirROI API, from $0.01 per call.

Both. The estimate is the income side: a 3-bedroom near downtown Nashville grosses $74,321 a year at the median. The ledger is the profit side: Airbnb's 15.5% fee, operating costs and property tax on a $495,000 price leave $31,671 before the mortgage. That price is the break-even, where the mortgage takes it all; pay less and cash flow turns positive.

Use your address's median rather than a flat 70%. The typical active US entire home was booked 34% of all nights over the 12 months to August 2026, about 124 nights, and the 75th percentile 51%. Address moves it most: a 3-bedroom near downtown Nashville has a 51% median.

No. AirROI's estimate is gross: what guests pay in nightly rates and cleaning fees, before anything comes off. Most hosts now pay Airbnb a 15.5% host-only fee on that subtotal: on the 3-bedroom near downtown Nashville example's $74,321 median, that's $11,520, leaving about $62,801 before costs.

Only as accurate as their assumptions. Active US entire homes' median occupancy was 34.0% counted over all nights but 39.5% over the nights hosts left open, and a flat 70% or comps drawn from top performers push estimates higher still. AirROI counts all nights and shows a 25th–90th percentile range with all 50 comps. See the method.

There's no standard definition. It usually means about 80% of bookings or revenue goes to the top 20% of listings. Across active US entire homes over the 12 months to August 2026, the top 20% by revenue earned 49% of gross booking revenue and the busiest 20% took 36% of booked nights: concentrated, but well short of 80/20.

There's no standard definition: the name covers several rules of thumb, none with a published source. If yours means 75% occupancy, test it first. Only about 4% of active US entire homes were booked on 75% or more of all nights over the 12 months to August 2026; in downtown Nashville, a 3BR's 90th-percentile occupancy is 75%.

Yes, for well-bought homes. In the year to August 2026, the typical active US entire home's nightly rate rose 16% to $265. Part is Airbnb's 15.5% host-only fee in prices, but split-fee homes' rates rose 11%. The 3-bedroom near downtown Nashville example breaks even near $495,000 (20% down, 7.0% default rate over 30 years, self-managed, no HOA or reserve).
