A Year Out, Airbnbs Near Adare Have Closed Most Ryder Cup-Week Nights

Hosts with the week still open are split between their August rates and fivefold asks, and the government says all must register by year-end.

A year before the 2027 Ryder Cup at Adare Manor, most Airbnb nights around the Co. Limerick village are already off the market for tournament week, far more than in August.

On Oct. 1, 72% of Ryder Cup-week nights (Sept. 13–19, 2027) at Airbnb listings near Adare Manor were booked or blocked, against about a fifth of nights over Aug. 9–29, according to AirROI, a short-term-rental data firm. It checked the live calendars of 239 listings within 40 km of the course that were taking bookings past the tournament.

At more than two in five of these listings, every night of tournament week was closed while most of August stayed open, a pattern that fits a week-long booking, on Airbnb or off it, as well as an owner holding the week back.

Ronán Long, an estate agent in Tuam, Co. Galway, told The Irish Times in June that American visitors had already paid deposits on properties in his area for the tournament. "Those properties are blocked off for the duration of that tournament next year," he said.

"I'm 2 minutes walk away from the entrance will hold out," a resident near the course wrote on Reddit in June.

The official rental programme, run by Ryder Cup Travel Services, rents out private homes for eight nights as standard, Sunday, Sept. 12, to Monday, Sept. 20. Owners may advertise elsewhere too, but the programme asks them to tell it when a home books through another platform, so it can take the home off its list.

Ryder Cup Europe says general admission is sold out and expects attendance across the week to exceed 250,000. "We could have sold out our general admission tickets more than 12 times over," Richard Atkinson, the Chief Ryder Cup Officer, said in a July 31 release.

Beds near the course are few. Adare's hotels, hostels and B&Bs hold an estimated 400 to 500 rooms, according to a planning report filed for a proposed 360-guest luxury tent village nearby, the Irish Examiner reported. The council is due to decide on the tents in mid-November. For ticket holders, Ryder Cup Europe's campsite beside the course averages €151 per person per night for a seven-night stay.

"Every hotel for miles is booked out," Joe Leddin, a Labour councilor, told the Irish Examiner after his motion to seek the power to levy a tourism tax on hotels or short-term rentals passed at the September Limerick Metropolitan District meeting. No such levy exists yet.

Every host letting a home that week through Airbnb will also have to join Ireland's new short-term letting register, which the government says all hosts must join by the end of this year.

One week, shut a year early

Among listings taking bookings past the tournament, every area within 40 km of the course has about seven to eight in ten tournament nights closed, against between a tenth and a third of August nights. Killarney, about 75 km away in Co. Kerry, is about half closed.

Ennis, in Co. Clare about 34 km from the course, has the sharpest jump. Listings within 15 km start from a busier August.

Within 40 km, the two ends of the size range, homes with four or more bedrooms and private rooms, are the most closed.

The high share closed in Killarney fits what a tourism-policy professor expected. Prof. Jim Deegan, director of the National Centre for Tourism Policy Studies at the University of Limerick, told the Irish Examiner last October that "we don't have accommodation that's going to be able to serve all the people. So therefore the economic footprint of the event is going to happen in a lot of counties - Kerry, Galway, Cork."

Two kinds of asking price

Hosts who left the week open have split. Among 82 listings within 40 km with open nights in both Ryder Cup week and August, more than a third have kept their August asking rate, while about a third ask at least five times it. Nearly half ask at least double.

Closer to the course, the asks climb. Within 15 km, the median listing asks about three times its August rate, though that rests on only 17 listings. In Killarney, the median ask is unchanged. Some markups outlast the tournament: among listings within 40 km with open nights in August, tournament week and the week after, more than a quarter ask at least double their August rate for the week after, too.

A three-bedroom home 2.3 km from the course asks €276 a night in August and about €19,400 for the seven tournament nights, before cleaning, with a seven-night minimum. Every one of those nights is still open.

A two-bedroom home 2.0 km from the course asks €188 a night in August and the same for tournament week. Six of its seven tournament nights are already booked or blocked.

The 23 two- and three-bedroom homes within 40 km that still have all seven tournament nights open ask a median of about €17,800 for the week, before cleaning. For the 17 of them with open August nights, the median home asks about ten times its own August rate, far above the median markup among the 82 listings open in both periods.

The official programme's guide, as reported by the Limerick Leader in September 2025, put a "good" home in Limerick city, under 30 minutes away, at €3,100 per bedroom for eight nights, about €9,300 for a three-bedroom. The Airbnb median week asks nearly twice that, for one night fewer.

The prices in the headlines sit at the top of the range. In April, the Irish Mirror found one listing asking €64,440 for the week. Across every area checked, Killarney included, only six of 224 listings with an open, priced tournament night ask a nightly rate that comes to that much over seven nights.

Presenting its price guide, the programme asks owners to "remain flexible and realistic in your expectations." Margaret Birks, a volunteer applicant from Scotland who says she has done every Ryder Cup in Europe, told the Irish Examiner in May that she had "a funny feeling they'll have to drop the prices."

What the Open paid in Southport

Booked results from this summer's Open Championship, staged at Royal Birkdale in Southport, England, July 12–19, show how far a golf major's premium reached.

Airbnb listings within 5 km of the course booked 59% of championship-week nights, against about 36% in the surrounding weeks. Where those listings had stays in both periods, booked nightly rates ran about a quarter to three-fifths above their rates in other weeks. In the next ring out, to 15 km, bookings rose about half as much, and booked rates showed no measurable change.

That was one tournament, in England. AirROI found the same falloff with distance at the Las Vegas Grand Prix, where the bump stopped about 3 km from the track.

A register deadline before the first tee

Fáilte Ireland, which will run the register, says "hosts offering paid accommodation for up to and including 21 nights must register each unit they rent out," rooms in a host's own home included. Each host must make legal declarations about a unit's compliance with planning and fire-safety rules, the enterprise department says, and from Dec. 31 platforms must display hosts' registration details.

In June, the department said Minister Peter Burke would bring the bill through the Oireachtas, Ireland's parliament, in the coming weeks. Fáilte Ireland's page still says registration will open "once the necessary legislation has been passed."

The official programme says all rental properties will need to register "in order to be listed on the website."

Long, the Galway agent, said the register would reach the lets in his area: "The short-term letting register will apply to that. They must be planning compliant."

Airbnb lobbied the government for more time before the rules take effect. Its spokesperson told the Irish Examiner in July that "sufficient implementation time is needed to ensure hosts and platforms can comply effectively with the new requirements."

Fred Hannaford, who lets a centuries-old cottage in Killaloe, Co. Clare, about 36 km from the course, told the Irish Independent in September that "it's probably going to cost us about a year's rental income to comply."

Fáilte Ireland's register is scheduled to open Dec. 1, if that legislation has passed. By Dec. 31, the government says, every host offering short stays on Airbnb must be registered, including the hosts around Adare whose calendars already show Ryder Cup week booked or blocked.

The official Ryder Cup rental programme says homes will need to be registered to be listed.

Owners can list on platforms such as Airbnb or with the official programme run by Ryder Cup Travel Services, whose standard term is eight nights, arriving Sunday, Sept. 12, 2027, and leaving Monday, Sept. 20. For its managed service, the programme charges a €645 managed fee, which is offset against its 15% commission plus VAT if it lets the home. Owners may list elsewhere too, but the programme asks them to report a booking made through another platform.

There is no forecast, and asks are not prices paid. At the Open at Royal Birkdale in July 2026, Airbnb listings within 5 km of the course with stays in both periods were booked at nightly rates about a quarter to three-fifths above their usual ones, while in the next ring out, to 15 km, booked rates showed no measurable change. Near Adare, about a third of listings with open nights in both August and Ryder Cup week are asking at least five times their August rate.
