If you are hunting for a Salem Halloween Airbnb this year, the answer came early: every one of the 81 active Salem listings we checked this week was unavailable for Oct 31. Last year's data explains why. Halloween night filled almost every Salem listing at a median $448, less than any other October Friday, because most of it sold six months or more ahead.
This year the stakes are higher. Halloween 2026 falls on a Saturday, and Haunted Happenings closes that night with a 400-drone show for Salem's 400th anniversary. Mayor Dominick Pangallo expects around 1 million visitors, as reported by Patch. Coverage of what that means for rentals runs on the listings still open: the Boston Globe's 2023 look at October rentals found a condo listed at $1,500 to $2,400 a night and an apartment at $5,000, and a visitor who has come every October since 1995 put it simply:
"Some of them can be astronomical," Randall, 58, said of rental prices. "Because somebody will pay it." — Debbie Randall, New Jersey visitor, quoted in the Boston Globe, Oct 16, 2023
Booked nights were calmer. Salem's October 2025 weekend nights (Fridays and Saturdays) booked at a median $490: $708 for homes with three or more bedrooms and $405 for a studio or one-bedroom. Below: what October earned, why Halloween booked for less, how far from downtown the lift reaches, and what's left for 2026.
Across the 308 active Salem listings in AirROI's calendar data, the average took in $12,491 in October 2025 against $8,055 in September, 55% more, or about $4,436 extra. That is a strong month, but not the two- or threefold jump the event's reputation implies, because September in Salem is already busy. Its weekends were 88% booked, and the last September Saturday (Sept 27) went for a median $408 with 93% of listings full. October weekends booked at a median $490, 32% above September's $371, and across all 31 nights of October the median was $476 at 77% occupancy.

The dip at the chart's right edge is Halloween. The night the festival builds toward booked for $66 less than the Saturday before it.
Halloween 2025 was a Friday, and 93% of active Salem listings were booked for it at a median $448. That made it the lowest-priced Friday of October: Oct 3 booked at $464, Oct 10 at $495, Oct 17 at $514 and Oct 24 at $505. The gap held in every entire-home size. Two-bedrooms booked Halloween at $505 against $540 on the Oct 10 to 24 Fridays, homes with three or more bedrooms at $618 against $723, and studios and one-bedrooms at $366 against $415. Private rooms were flat.
Halloween didn't earn less, though. Its higher occupancy made up the gap: revenue per available night, the booked revenue divided by every night a listing was open to book, came to $502, in line with the $500 to $512 of the other October Fridays. Halloween filled up; it filled up at a lower price. The next night, Saturday Nov 1, fell to 75% booked at $420, because the festival ends on the 31st.
The reason is timing. The median Halloween booking was made 192 days ahead, around late April, while other October Saturdays sold at a median of 127 to 157 days out. By June 30, 67% of Halloween bookings were made, and only 23% came within the final 90 days, against 30% to 36% for other October weekend nights. A night booked in spring carries whatever price the calendar showed in spring.
The cleanest test compares each listing with itself. Of 256 Salem listings booked on both Friday Oct 24 and Halloween, the median listing got 6% less for Halloween than for the week before, and Halloween was the cheaper night for 64% of them. Where Halloween sold six or more months out, the gap was 9% (a median $414 against $479 for the same listings on Oct 24). Where it sold later, the gap shrank to 2%.

Across all 282 booked Halloween nights, the 152 booked six or more months ahead went for a median $414, and the 25 booked in the final 30 days went for $747. Part of that gap is which listings they were: those that sold Halloween late were pricier to begin with, at a median $726 on the Oct 17 and Oct 24 Fridays against $497 for the early sellers. Our booking lead time data shows how far ahead event guests commit, and the far-future pricing premium explains how to price a date that sells before most hosts would revisit it. New Orleans ran the same way at the 2026 Carnival, where Endymion Saturday nights booked in the final month went for about twice what early bookers paid.
The news-story prices exist, but they are rare among booked nights. Only 7.8% of booked Salem Halloween nights went for $1,000 or more, and nine in ten went for less than $935. The $1,500 to $5,000 listings in the Globe were asking prices on nights still open.
The October lift is strongest downtown and holds out to about six miles. Listings within a mile of downtown Salem earned 44% more per available weekend night in October than in September. Between one and six miles, the lift was 30% to 35%. From six to 12 miles it fell to 10%, and from 12 to 25 miles it was 6%.

The six neighboring towns (Beverly, Marblehead, Peabody, Danvers, Swampscott and Lynn) earned much of the same October lift. Their 369 active listings earned $8,133 each in October versus $5,831 in September, 39% more. Weekend revenue per available night rose 32%, weekends were 90% booked, and Halloween night was 91% booked at a median $306.
Farther out, the festival barely registered. The 790 active listings elsewhere on the North Shore, from Gloucester and Rockport to Ipswich and the Newburyport area, earned $5,249 in October against $5,264 in September. Halloween weekend was their weakest of the fall: 61% booked on Halloween night and 54% the night after, while downtown Salem was 93% full. Whatever those towns earn in fall, the festival adds little to it; our fall foliage markets analysis covers how New England's leaf season performs.
Size matters more in dollars than in percentages. In the table below, look at the two revenue columns (revenue per available night uses the average booked rate, which a few expensive bookings pull above the median): in Salem, every size gained 37% to 47%, but a home with three or more bedrooms gained $236 per available weekend night while a studio or one-bedroom gained $115.
| Area and size | Listings | Oct weekend median rate | Oct weekend revenue per available night | Sept weekend revenue per available night | Change |
|---|---|---|---|---|---|
| Salem, private room | 56 | $311 | $313 | $222 | +41% |
| Salem, studio/1BR | 79 | $405 | $428 | $313 | +37% |
| Salem, 2BR | 110 | $537 | $542 | $375 | +44% |
| Salem, 3BR+ | 63 | $708 | $745 | $509 | +47% |
| Neighbor towns, private room | 53 | $191 | $162 | $114 | +42% |
| Neighbor towns, studio/1BR | 136 | $278 | $309 | $233 | +33% |
| Neighbor towns, 2BR | 96 | $398 | $397 | $284 | +40% |
| Neighbor towns, 3BR+ | 84 | $611 | $559 | $459 | +22% |
The neighbor towns break the pattern at the top end. Their homes with three or more bedrooms lifted least, 22%, against 47% for the same size in Salem, and the 313 homes that size elsewhere on the North Shore gained 6%.
On Sept 24, 2026, all 81 active Salem listings we sampled were unavailable for Saturday, Oct 31. Friday, Oct 30 was 99% unavailable, and across every October Friday and Saturday, 98% of nights were gone. In the neighboring towns, 57 of 58 sampled listings were unavailable on Halloween; the one exception was a Marblehead one-bedroom asking $389.
This year was slightly ahead of last year by late August. On Aug 31, 77.6% of Salem's Oct 31 nights were already unavailable, against 74.1% for Halloween 2025 at the same point. Across all October nights, 66.2% were gone, against 58.4% a year earlier. That pace came with 9% more active listings in the market (366 against 336). These forward numbers count every unavailable night, which includes nights hosts blocked for their own use, so they measure how little is left to book rather than confirmed bookings.
What's left is at the edges. Sunday, Nov 1 was 76% unavailable, and its 19 open nights were asking a median $446. About one in five October weeknights in Salem was still open, asking a median $585 on the calendar today; in the neighboring towns, open weeknights were asking $367. The median minimum stay on Oct 31 was two nights, the same as other October Saturdays.
For hosts, the 2026 Halloween price was set months ago. A rate change this week only reaches the handful of nights still open.
Haunted Happenings 2026 runs Oct 1 to 31. Destination Salem lists the Grand Parade on Thursday, Oct 1 at 6:30 p.m. and a finale on Saturday, Oct 31, when 400 drones fly over the North River around 10 p.m.
Downtown streets will close to all traffic no later than noon on Oct 31, and the MBTA Salem garage closes from 6 p.m. to 1 a.m. that night, as reported by Patch. The City of Salem's October parking rules run from Sept 15 to Nov 1, with one $10 visitor permit per residence and, new for 2026, no city shuttle. Free parking at 108 Jefferson Avenue is available on October weekends but limited. Hosts should put all of this in their guest instructions, because guests who plan to drive in on the 31st will find the streets closed. Residents already plan around it:

Salem allows short-term rentals only in the home the host lives in or in the same building. The table sets out the rules as the City publishes them.
| Rule | What Salem requires | Source |
|---|---|---|
| Who may host | The dwelling you live in (at least six months a year) or a unit in the same building | City of Salem notice |
| Non-owner-occupied units | New ones not permitted; units in STR use before July 16, 2018 can seek a Zoning Board of Appeals special permit | City of Salem |
| Registration | Annual, $50 fee | City of Salem |
| Certificate of Fitness | Required | City of Salem |
| Occupancy | No more than three unrelated persons per unit | City of Salem |
| Zoning | Use restricted to certain neighborhoods | City of Salem |
| Taxes | State and local room occupancy excise; Airbnb collects and remits in Salem | City of Salem; Airbnb |
| Penalties | $100 for failing to register; $50 per day without a Certificate of Fitness inspection | City of Salem |
The City's own example makes the line clear: living in one side of a two-family house and renting the other is permitted, while owning two single-family houses and renting the one you don't live in is not. The City has said it uses a vendor that scans rental platforms weekly for unregistered Salem listings.
Salem had 308 active listings last October, 88% of them within a mile of downtown and 82% of them entire homes. Residents disagree about how well the rule works:
"Salem is pretty strict with short-term rentals and generally requires any units to be owner occupied unless they're grandfathered in. To me, that's the best compromise that allows homeowners to get some economic benefit from tourism without taking away from existing housing stock." — u/60-40-Bar, r/SalemMA (40 upvotes)
"There are a lot of unoccupied owner airBnB's.. the issue is they are not enforcing this rule. It's getting out of hand." — u/HalloweenSalem, r/SalemMA (48 upvotes)
Salem and its neighboring towns have almost nothing left for Oct 31, so this year's open question sits farther out. Last year the festival barely registered beyond about six miles: listings elsewhere on the North Shore, from Gloucester and Rockport to Ipswich and the Newburyport area, had their weakest weekend of the fall on Halloween. This year the night is a Saturday with a drone-show finale, and the mayor expects around 1 million visitors.
The data can't yet show whether visitors who find Salem sold out will book a room miles away, on a night when downtown streets close to traffic by noon and there is no city shuttle. The last weeks of October will settle it. If they do, a Gloucester or Rockport host still holding Oct 31 open has a late Halloween guest worth pricing for. If not, Halloween in Gloucester and Rockport is another weak weekend.
Almost entirely. On Sept 24, 2026, all 81 active Salem listings we checked were unavailable for Saturday, Oct 31, and 57 of 58 in the neighboring towns were too. What remains is mostly Sunday, Nov 1, where open Salem listings were asking a median $446, and October weeknights, asking a median $585.
Very early. The median Salem booking for Halloween 2025 was made 192 days ahead, around late April, and 67% were booked by June 30. About 22% were made before the end of 2024, ten or more months ahead.
Within about six miles of downtown Salem, yes. The six neighboring towns earned 32% more per available weekend night in October than in September, and Halloween night was 91% booked at a median $306, against $448 in Salem. Past six miles, the October lift fell to 10% or less.
Only if it is the home you live in or a unit in the same building. Salem requires a $50 annual registration and a Certificate of Fitness, and new non-owner-occupied short-term rentals are not permitted; only those operating before July 16, 2018 can apply for a special permit. Failing to register carries a $100 fine.
