Your home
Can You Host an Airbnb in Brampton? It Depends on the Home
Whether you can host in Brampton turns on whose home it is and whether you live there.
Permit
Do You Need a Permit for Airbnb in Brampton?
Yes. Short-term rental hosts in Brampton need the short-term rental Host licence from the City of Brampton, City Clerk's Office (Licensing Administration). It costs C$150 in the first year ($150 a year for the licence, plus the cost of the insurance certificate and a police criminal record search. The by-law's fee schedule adds an automatic inflation increase each 1 January; the City's application page lists $150.) and C$150 a year to renew.1,5,6,7
- Who needs it
- Every person who rents all or part of their principal residence for fewer than 28 consecutive days in exchange for payment, before listing or hosting the first guest.1,5,6,7
- Issued by
- City of Brampton, City Clerk's Office (Licensing Administration)
- Valid for
- One year at a time: every licence expires on 30 September, whatever the application date. A licence ends automatically if the property's ownership or the host's principal residency changes, and it cannot be transferred.
- On listings
- The number must appear on every listing
- Platform checks
- The by-law places the duty on the host: the licence number must appear in any advertisement and on every invoice, contract and receipt. It contains no platform licensing or listing-validation provisions.
Fees
| Fee | Amount |
|---|---|
| Application or renewal$150 for a new application or a renewal. Every licence expires on 30 September, and the full annual fee is payable whenever in the year the application is made. | CA$150 |
| Late renewal$50 added when a licence is renewed after its 30 September expiry; after 90 days a new application is needed. | CA$50 |
| Closed file administration$50 when an application stays incomplete for 30 days and the City closes the file. | CA$50 |
Who qualifies
- The home must be the host's principal residence, the dwelling unit where the host is ordinarily resident; a host is deemed to have only one.
- Investment properties and second homes cannot be licensed.
- A tenant needs the owner's written consent; an occupant of a two-unit dwelling needs proof that it is their principal residence and written permission from the landlord.
- The applicant must be at least 18 years old.
- A criminal record search from the police service where the applicant lives, showing no outstanding charges or warrants and no convictions in the last three years.
- General liability insurance of at least $2 million per occurrence, with a certificate of insurance signed by the insurer.
- The City may ask for confirmation that zoning permits the use and a declaration that the home meets the Fire Code.
How to apply
- Confirm the home is your principal residence and that zoning, any condominium rules and any landlord permission allow short-term rental.
- Gather a floor plan showing the rented areas and the dwelling's square footage, proof of ownership (a land deed or property tax bill) or the owner's written consent for a tenant, a certificate of insurance signed by the insurer, a criminal record search, Master Business Licence or incorporation documents where they apply, and the guest information package the by-law describes.
- Submit the application through the City's online Stationary Business Licence application; the City's short-term rental page also gives licensing@brampton.ca for the completed package.
- Pay the $150 fee through the payment link the City emails once the application has been reviewed.
- Receive the licence by mail, post it in a conspicuous place at the property and put the licence number on every advertisement.
Applications go through the City of Brampton, City Clerk's Office (Licensing Administration) application portal .

Who can host
Who Can Host an Airbnb in Brampton, and Where
Ontario state law applies on top of Brampton's own rules: the Ontario short-term rental regulations page covers the state licence and what cities and counties can and can't regulate.
- Principal residence only
- A host may rent or advertise a short-term rental only in the home that is their principal residence at that time. Renting or advertising any other property breaks the by-law.1,5 In force since September 30, 2021
- What counts as a principal residence
- A principal residence is a dwelling unit the host owns or rents, alone or with others, where the host is ordinarily resident. The City says it can be a house, apartment, trailer or boat where the household lives most of the time.1,5
- One principal residence per host
- A host is deemed to have only one principal residence at any time, so a single licence can cover only one home.1
- No investment properties
- Operators who own several investment properties can no longer run them as short-term rentals; doing so violates the business licensing by-law.5 In force since September 30, 2021
- Zoning must permit the use
- The licence issuer may require confirmation that the use of the premises is permitted under the City's Zoning By-law 270-2004, and a host may not operate a short-term rental where the use breaks federal or provincial law or a municipal by-law.1
- Tenants need the owner's written consent
- A tenant applying for the licence must supply the written consent of the owner of the property, and an occupant of a two-unit dwelling needs written permission from the landlord as well as proof it is their principal residence.1,5
- Two-unit dwellings are allowed with landlord permission
- An occupant of a two-unit dwelling can host with proof that it is their principal residence, written permission from the landlord and all other application requirements met.5

- A host may rent the property for no more than 180 nights in total per calendar year. Exceeding the cap is a designated offence with its own administrative penalty.1,2,5 In force since September 30, 2021
- No more than three bedrooms rented individually
- No more than three bedrooms in the principal residence may be rented individually at any one time.1,5
- One occupant per 14 square metres
- The dwelling may hold at most one person for each 14 square metres (150 square feet) of habitable floor area, and a child under 12 counts as half a person.1,5
- Minimum size for sleeping rooms
- A sleeping room must be at least 1.83 metres wide with at least 5.6 square metres of floor area, with 3.7 square metres for each person in a shared room. Kitchens, bathrooms and hallways cannot be used for sleeping.1
- $2 million liability insurance
- Hosts must hold general liability insurance of at least $2 million per occurrence, which a homeowner's or personal liability policy can provide, and give the City 15 days' notice of any cancellation, expiry or change.1,4,6
- 24-hour contact for guests
- Hosts give every guest an information package that includes the name and telephone number of the host or an emergency contact available around the clock, plus police and health contacts, waste, parking and complaint instructions and the approved occupancy limit.1
- Host is liable for guest conduct
- The host answers for the conduct of each guest and must make sure guests follow all laws, including municipal by-laws.1
- No inspection at registration; inspections after complaints
- The City does not require an inspection as part of the licence process. Inspections can follow complaints or concerns and are needed to keep the licence.5
- Fire Code compliance declaration
- The licence issuer may require a declaration that the home complies with the Ontario Fire Code and will keep complying throughout the licence term.1
- Carbon monoxide alarms on every storey from 2026
- Under the Ontario Fire Code, a home with a fuel-burning appliance, fireplace or attached garage needs a carbon monoxide alarm beside each sleeping area and, from 1 January 2026, on every storey including those without bedrooms.12 In force since January 1, 2026
- Keep booking records for six years
- Hosts keep a record of each concluded rental for six years, showing nights rented, the nightly and total price and whether it was an entire-unit or partial-unit rental, and give it to the City within 30 days of a request.1
- Licence ends if ownership or residency changes
- A licence is automatically invalidated if the property's ownership or the host's principal residency changes, and it cannot be assigned, sold or transferred.1
- Suspension, revocation and appeal
- The City Clerk can suspend a licence for up to 14 days where there is an immediate risk, and can suspend or revoke it for breaches, risks to health or safety, or nuisance. A revoked licence cannot be reapplied for during 12 months, and a decision can be appealed to the Brampton Appeal Tribunal within 15 days.1,5
- No extra parking requirement
- The City's March 2023 report on its rental licensing programs stated that short-term rentals need no more parking spaces than the general zoning parking requirements.14

How These Rules Were Checked
Each rule on this page was checked in October 2026 against the official source cited beside it: the ordinance or statute, the permit office's own pages and the tax authority. Airbnb's help pages are cited on their own only for what Airbnb itself does, such as the taxes it collects and the permit checks it runs, and otherwise only beside an official source; news reports only for when a change was announced. Rules that could not be confirmed on an official page are left out. The CRA which-rate and when-to-register pages were read from Internet Archive copies.
Rules change with council votes, court rulings and new state laws, so the page is rechecked every three months and whenever a scheduled change takes effect. It summarizes the rules for information and is not legal advice; the local authority has the final word on any application.
Listing figures come from AirROI's tracking of 882 active Brampton Airbnb listings over the 12 months to September 2026.
