Your home
Can You Host an Airbnb in Mississauga? It Depends on the Home
Whether you can host in Mississauga turns on whose home it is and whether you live there.
Permit
Do You Need a Permit for Airbnb in Mississauga?
Yes. Short-term rental hosts in Mississauga need the short-term rental accommodation licence from the City of Mississauga (Licence Manager, Enforcement Division). It costs C$283 in the first year (A one-home host pays the City $283 a year, plus the cost of the criminal record check and the $2 million liability insurance policy.) and C$283 a year to renew.1,3,4,5
- Who needs it
- Anyone who operates, advertises or brokers a rental of all or part of a home for 30 consecutive days or less, including a host who rents a room while living there.1,3,4,5
- Issued by
- City of Mississauga (Licence Manager, Enforcement Division)
- Valid for
- One year from the date the licence is issued. It must be renewed before it expires to keep operating or advertising, and the City suggests starting the renewal three months ahead.
- Processing
- The City says renewals take up to a month, and the full licensing process can take a month or more including the inspection. A criminal record check can take at least six weeks to obtain.
- On listings
- The number must appear on every listing
- Platform checks
- The City does not describe automatic platform checks. The Licence Manager can require a non-compliant listing to be taken down within 24 hours, and repeat violations can lead to the listing being removed from the host platform.
Fees
| Fee | Amount |
|---|---|
| Annual licence fee$283 a year, paid after the City inspection is passed; the City notes that fees are subject to change. | CA$283 |
Who qualifies
- The rental must be the applicant's principal residence, the dwelling unit where they live for most of the year and receive utility bills or tax documents.
- One licence per person, and the applicant must be an individual aged 18 or older, not a corporation or partnership.
- A condominium owner must show that the condominium allows short-term rentals; a tenant needs the owner's or landlord's written authorization.
- Commercial general liability insurance of at least $2 million per occurrence, with the City named as an additional insured.
- The home must pass a City inspection before the licence is issued.
How to apply
- Check that the rental is your principal residence and, if you rent or live in a condominium, get the owner's or condominium board's written permission.
- Gather proof of age, utility bills or tax documents from the last 12 months, a Level 1 criminal record check issued in the last 60 days, proof of insurance and emergency contact details.
- Apply online through a City online services account, or book an appointment at the Licensing, Permits and Regulatory Services office at 950 Burnhamthorpe Road West and bring the application and documents.
- Attend the City inspection, which the operator must be present for.
- Pay the $283 fee when the City emails the payment link, then download the licence and add its number to every advertisement.
Applications go through the City of Mississauga (Licence Manager, Enforcement Division) application portal .
Permit rules

- The licence costs $283 a year, payable after the rental passes the City inspection. The fee is set in the City's User Fees and Charges By-law and can change.3,5

- Non-compliant listings come down within 24 hours
- Anyone who advertises a non-compliant short-term rental must take the listing down within 24 hours of the Licence Manager asking.1
Who can host
Who Can Host an Airbnb in Mississauga, and Where
Ontario state law applies on top of Mississauga's own rules: the Ontario short-term rental regulations page covers the state licence and what cities and counties can and can't regulate.
- Licence only for the home you live in
- A licence can be approved only for a place the operator lives in: the host can rent it while away, or rent part of it while still living there. Additional and investment properties cannot be licensed.1,3
- One licence and one rental per person
- The City issues only one licence per person, because a person can have only one principal residence, and a licensee may not advertise or run more than one short-term rental at the same time.1,5
- Licences go to individuals, not companies
- The Licence Manager may refuse, suspend or revoke a licence where the applicant is under 18 or is a corporation or partnership, and a licence cannot be transferred to another person.1
- No rentals in accessory buildings
- A short-term rental may not be located in an accessory building as defined in the City's Zoning By-law 225-2007.1
- Secondary and laneway suites: only where you live
- A secondary suite, garden suite or laneway suite can be rented short term only by the person who lives in that unit, and a homeowner who lives in the main house can rent only the main house.5
Operating rules
Operating Rules for Mississauga Short-Term Rentals

- A licensee may rent all or part of the principal residence for no more than 30 days in a row and for no more than 180 days in a calendar year.1,3

- The by-law covers any paid stay in all or part of a dwelling that lasts 30 consecutive days or less. Hotels, motels and tenancies under the Residential Tenancies Act fall outside it.1
- No separate bookings for the same nights
- A licensee may not book separate guests for the same days so that two or more unrelated persons stay in the dwelling at the same time.1
- $2 million liability insurance
- Applicants must hold commercial general liability insurance with a limit of at least $2 million per occurrence and name the City as an additional insured for the rental's operations.1,3
- City inspection before the licence and during it
- The rental must pass a City inspection before a licence is issued, and the City also inspects licensed rentals periodically and after complaints. The operator must attend the inspection in person.3,4,5
- Evacuation plan and a 24-hour emergency contact
- Operators post an evacuation plan at every entrance and exit and give guests an emergency contact name and number. That contact must be reachable around the clock during the stay.1,4,5

- Every rental home in Ontario, short-term rentals included, must comply with the Ontario Fire Code, and the licensee must operate in line with the Building Code, Fire Code, Property Standards By-law and Zoning By-law.1,4
- Carbon monoxide alarms on every storey from 2026
- A home with a fuel-burning appliance, a fireplace or an attached garage needs a carbon monoxide alarm beside each sleeping area and, from 1 January 2026, on every storey, including storeys without bedrooms.10 In force since January 1, 2026

How These Rules Were Checked
Each rule on this page was checked in October 2026 against the official source cited beside it: the ordinance or statute, the permit office's own pages and the tax authority. Airbnb's help pages are cited on their own only for what Airbnb itself does, such as the taxes it collects and the permit checks it runs, and otherwise only beside an official source; news reports only for when a change was announced. Rules that could not be confirmed on an official page are left out.
Rules change with council votes, court rulings and new state laws, so the page is rechecked every three months and whenever a scheduled change takes effect. It summarizes the rules for information and is not legal advice; the City of Mississauga has the final word on any application.
Listing figures come from AirROI's tracking of 1,640 active Mississauga Airbnb listings over the 12 months to September 2026.
