Your home
Can You Host an Airbnb in Yucca Valley? It Depends on the Home
Whether you can host in Yucca Valley turns on whose home it is and whether you live there.
A rented house (tenant hosting)
Allowed with conditionsThe permit is issued only to the property owner, and the owner or the owner's authorized agent applies. A tenant cannot hold one in their own name.1
A condominium, duplex, tent or recreational vehicle
Not allowedNone of these qualifies as a short-term vacation rental under the Town code, which covers only detached single-family units and habitable accessory structures.1
A guest house or accessory dwelling unit (granny flat)
Allowed with conditionsA habitable accessory structure can be rented under the property's single permit today. If Ordinance No. 335 is adopted, accessory dwelling units permitted under state law since January 1, 2020 could no longer be used as short-term rentals.1,8
Permit
Do You Need a Permit for Airbnb in Yucca Valley?
Yes. Short-term rental hosts in Yucca Valley need the Temporary Short-Term Vacation Rental Permit from the Town of Yucca Valley, Community Development Department (Planning Division). It costs $1,454 in the first year (A one-home host pays $1,035 for the permit, $381 for compliance monitoring and $38 for the tax permit, $1,454 in all for up to four years, plus the Town business registration ($94 the first year, $62 a year after).).1,6,10,13
- Who needs it
- Every owner, or the owner's authorized agent, who rents a detached single-family home or habitable accessory structure for 30 consecutive days or less, before renting or advertising it.1,6,10,13
- Issued by
- Town of Yucca Valley, Community Development Department (Planning Division)
- Valid for
- Up to four years from issue, on the expiration date printed on the permit. It belongs to the owner, does not run with the land, and a renewal application cannot be processed after the permit has expired.
- Processing
- The Town treats an application as incomplete if it lacks required information within 30 calendar days of submittal, and an incomplete application must be finished within 45 days of the notice or it is treated as abandoned.
- On listings
- The number must appear on every listing
- Platform checks
- Hosts must show the current permit number in every advertisement. The current chapter has no rule making platforms check numbers; Ordinance No. 335, scheduled for adoption on October 20, 2026, would apply California's platform data law (SB 346), which lets the Town require platforms to show permit and tax numbers.

Who can host
Who Can Host an Airbnb in Yucca Valley, and Where
California state law applies on top of Yucca Valley's own rules: the California short-term rental regulations page covers the state license and what cities and counties can and can't regulate.
- Detached single-family homes only
- Only a detached single-family home or a habitable accessory structure qualifies. Duplexes, condominiums, tents and recreational vehicles are excluded.1
- The permit belongs to the owner
- The permit is issued to the property owner, cannot be transferred except under the Town's transfer rules, and does not run with the land. A tenant needs the owner to hold the permit.1

- Allowed in all zoning districts
- Vacation rentals are allowed in every zoning district on the Town zoning map, subject to the permit and the cap.1
- Permits capped at 10% of detached homes
- The number of permits may not exceed 10% of the town's official inventory of detached single-family homes, which the Director sets each January.1
- HOA and deed restrictions still apply
- The Town permit gives no right to break private covenants or HOA rules that prohibit short-term rentals.1
Operating rules
Operating Rules for Yucca Valley Short-Term Rentals
- Rules cover stays of 30 days or less
- The permit rules apply to rentals of 30 consecutive calendar days or less. The code sets no minimum stay and no annual night cap, and a home rented only once in a calendar year is outside the definition.1
- Overnight limits by bedroom count
- A table sets the maximum overnight occupants and vehicles: 2 for a studio, 4 for one bedroom, 6 for two, 8 for three, 10 for four, 12 for five and 14 for six or seven. Overnight means 10 p.m. to 7 a.m., and the overnight numbers can never be exceeded.1
- 24-hour local contact: 15 minutes by phone, 30 on site
- While the home is rented, the owner, agent or local contact must be reachable around the clock, answer complaints by phone or text within 15 minutes and be on site within 30 minutes.1
- No outdoor or audible sound from 10 p.m. to 7 a.m.
- Radios, instruments, speakers and any sound-making device may not be used outside or be audible from outside the rental between 10 p.m. and 7 a.m., and loud noise is unlawful at any hour.1
- Noise monitoring hardware before operating
- The owner must install Noise Aware hardware and software, or equivalent, before operating, and give the Town the data on request.1
- On-site parking only
- Guests must park on site, up to the vehicle limit in the occupancy table, on a dustproof surface such as pavement or gravel.1
- Proof of insurance with the application
- The application must include documentation of insurance coverage for the structure as a short-term vacation rental. The code sets no minimum coverage amount.1
- Shielded outdoor lighting
- All outdoor lighting must be fully shielded so light stays below the horizontal and does not spill onto neighbors; the owner certifies this before approval.1

Method
How These Rules Were Checked
Each rule on this page was checked in October 2026 against the official source cited beside it: the ordinance or statute, the permit office's own pages and the tax authority. Airbnb's help pages are cited on their own only for what Airbnb itself does, such as the taxes it collects and the permit checks it runs, and otherwise only beside an official source; news reports only for when a change was announced. Rules that could not be confirmed on an official page are left out. The Town website pages, the Town Code on American Legal Publishing and Airbnb's help page were read in a browser; the council packets, minutes and fee schedule were read from the Town's CivicClerk PDFs.
Rules change with council votes, court rulings and new state laws, so the page is rechecked every three months and whenever a scheduled change takes effect. It summarizes the rules for information and is not legal advice; the local authority has the final word on any application.
Listing figures come from AirROI's tracking of 848 active Yucca Valley Airbnb listings over the 12 months to September 2026.
