Your home
Can You Host an Airbnb in Nevada? It Depends on the Home
Whether you can host in Nevada turns on whose home it is and whether you live there.
Your own home, rented while you live there
Allowed with conditionsAllowed with a local license or permit and, in Clark County, a state business license. Las Vegas licenses only this kind of rental ($500 a year, up to three bedrooms); Henderson, North Las Vegas, Washoe County and Douglas County also license it.13,15,17,19,26
A second home or investment property you do not live in
Allowed with conditionsDepends on the jurisdiction. Not allowed in the City of Las Vegas and closed to new licenses in unincorporated Clark County; possible in Henderson (registration) and North Las Vegas (conditional use permit), in unincorporated Washoe County with a permit, and in Douglas County's Tahoe Township while permits remain under the 600 cap.8,13,15,17,19,26
A condo or home in an HOA
Allowed with conditionsOnly if the HOA's governing documents expressly allow short-term rentals; in Clark County and its cities no more than 10 percent of the units in a multifamily building can be licensed, and apartment buildings are excluded.1

How These Rules Were Checked
Each rule on this page was checked in October 2026 against the official source cited beside it: the ordinance or statute, the permit office's own pages and the tax authority. Airbnb's help pages are cited on their own only for what Airbnb itself does, such as the taxes it collects and the permit checks it runs, and otherwise only beside an official source; news reports only for when a change was announced. Rules that could not be confirmed on an official page are left out. The Henderson, North Las Vegas and Las Vegas Municipal Code pages were read in a browser; the Henderson FAQ and North Las Vegas tax page were read from Internet Archive copies.
Rules change with council votes, court rulings and new state laws, so the page is rechecked every three months and whenever a scheduled change takes effect. It summarizes the rules for information and is not legal advice; the state agency and your city or county has the final word on any application.
