Your home
Can You Host an Airbnb in Myrtle Beach? It Depends on the Home
Whether you can host in Myrtle Beach turns on whose home it is and whether you live there.
Your own home or condo in a zone that allows short-term rentals
Allowed with conditionsAllowed with a city business license, the lodging taxes (which Airbnb collects) and a sign with the license holder's name near the front door of a single-family home. The Zoning Administrator confirms the address when the license is issued.3,17,19,26
A second home or investment condo you don't live in
Allowed with conditionsAllowed in a zone that permits stays under 90 days, with the same business license; the city's rules turn on the zoning district rather than on where the owner lives. Condominium buildings post each unit's license in the main office or on a public notice board, and in the oceanfront area between Kings Highway and the ocean a building of more than two units used for short-term rental may not be leased for 90 days or more.3,4,17,18
A house in a traditional residential neighborhood
Not allowedNot allowed: districts that begin with R are closed except RMV, and a property that is not already zoned for short-term rental cannot be converted. Only 24 older houses are grandfathered, and violations are misdemeanors.17
Bookings you take yourself, outside Airbnb
Allowed with conditionsNeeds a state retail license ($50 per rental location), collection of the 7% state tax plus the local taxes on those bookings, and registration with the city and Horry County for the hospitality fees and local accommodations tax.12,14,18,21
Permit
Do You Need a Permit for Airbnb in Myrtle Beach?
Yes. Short-term rental hosts in Myrtle Beach need the City of Myrtle Beach business license from the City of Myrtle Beach Business License Division, Financial Services Department. It costs $50.3,6,14,17,18,19,22,27
- Who needs it
- Every owner who rents out a home or condo in Myrtle Beach, whether the stays are short-term or long-term, and only at an address zoned for rentals of under 90 days. A state retail license is also needed for bookings taken outside Airbnb or a property manager.3,6,14,17,18,19,22,27
- Issued by
- City of Myrtle Beach Business License Division, Financial Services Department
- Valid for
- The city license is annual, with renewal due by April 30; a renewal received after that date adds a 5% penalty for each month or part of a month. Licenses are not refundable or pro-rated and do not transfer with a change of ownership.
- Processing
- In person, generally 7 to 10 business days; mail-in applications take up to two weeks, depending on the type of business.
- On listings
- No number needed on listings
- Platform checks
- No city registry or listing number; Airbnb collects the state, county and city taxes on the host's behalf. Platforms that file a multi-location state accommodations return must tell the Department of Revenue where each rental is, so the city can find unlicensed rentals.
Fees
| Fee | Amount |
|---|---|
| State retail license (accommodations tax), per rental locationNon-refundable and does not expire. Needed only for bookings a host takes directly, outside Airbnb or a property manager. | $50 |
Who qualifies
- The property must stand in a zoning district that allows rentals of under 90 days; the Zoning Administrator reviews every application
- The address must be in the RMV, MU-H, C6, A, E, HC1 or HC2 district, or the IR district by special exception; other R districts are closed, and 24 older houses in residential zones are grandfathered
- A license is not issued if prior-year fees are unpaid, a city ordinance violation exists or the location is not zoned for the use
- A license does not transfer to a buyer; a new owner applies for a new license
How to apply
- Check the zoning map and confirm with Planning & Zoning (843-918-1050) that the address sits in a district that allows rentals of under 90 days.
- Apply for the business license through the city's online portal, by mail, or in person at the City Services Building, 921 North Oak Street, with photo ID, the application form and the fee.
- The Zoning Administrator and the Fire Inspector review the application; the license is then printed and mailed to the owner.
- For bookings taken outside Airbnb, register with the city for the 1% hospitality fee and 0.5% local accommodations tax and file a report every period, even a zero report; Airbnb remits these on its own bookings.
Applications go through the official application page .
Permit rules
- Business license for every rental
- Since June 1, 2015 the city has required a business license for all rental properties, short-term or long-term, residential or commercial.18 In force since June 1, 2015
- Zoning Administrator approves each application
- Every business license application goes to the Zoning Administrator, who verifies that the business can operate at the address under the zoning code; some applications also need site inspections.19
- Renewal due April 30
- Business license renewals are due by April 30; a renewal received or postmarked May 1 or later adds a 5% penalty of the license fee for each month or part of a month.3,19
- License fee follows gross receipts
- The license fee is calculated from the business's gross receipts, the total revenue it generates, not from a flat rate; a new license uses an estimate of receipts to May 31. On the rate sheet the city posts for license years from May 1, 2024, a business located in the city pays a base of $95 to $155 on its first $2,000 of gross receipts, depending on its rate class, plus $2.50 to $3.10 for each further $1,000 up to $2 million; the sheet does not say which class a rental falls in.18,25
- License does not transfer to a buyer
- A business license cannot be transferred; a change of controlling interest counts as a new business that needs a new license.3
- Sign near the front door
- A single-family home lawfully rented short-term must show the license holder's name and address on a weatherproof sign near the front door; condominium buildings post each unit's license in the main office or a public notice board.3
- State retail license for direct bookings
- A host who takes bookings directly, outside a platform or property manager, needs a South Carolina Department of Revenue retail license for each rental location, at $50 once. A host who rents only through a platform or manager that takes payment does not, because that company remits the tax.12,14
- Airbnb collects the state, county and city taxes
- Airbnb adds the state taxes, the local taxes the state administers, the Horry County tax and the Myrtle Beach accommodations tax and hospitality fee to each booking of 89 nights or fewer and remits them for the host.26
- Platforms report rental locations to the state
- A filer of a state accommodations tax return that covers several locations, including an online marketplace that collects the tax, must tell the Department of Revenue where each rental is, so towns can find rentals that are not licensed.27
Who can host
Who Can Host an Airbnb in Myrtle Beach, and Where
South Carolina state law applies on top of Myrtle Beach's own rules: the South Carolina short-term rental regulations page covers the state license and what cities and counties can and can't regulate.
- Zoning decides whether you can rent
- A property can be rented for stays under 90 days only if its zoning district allows it; the city says to check the zoning map first, and a business license is then required.17
- R districts are closed except RMV
- Zoning districts that begin with R do not allow short-term rentals, except the Residential Multifamily Visitor (RMV) zone; most Myrtle Beach residential neighborhoods are not zoned for them.17
- Seven districts allow short-term rentals, one by exception
- The city's Table of Uses permits short-term rentals (visitor accommodations) in the RMV, MU-H, C6, A (Amusement), E (Entertainment), HC1 and HC2 districts and by special exception in the IR district; every other district is left blank, which means the use is not allowed.6,17
- A short-term rental is a commercial use
- The zoning code defines a visitor accommodation, also called a short-term rental, as a living unit rented or furnished to another for any period under 90 continuous days, and treats it as a commercial use; timeshares and fractional ownership are included.5
- Oceanfront buildings cannot convert to long-term rentals
- Between Kings Highway and the Atlantic Ocean, a building of more than two units that was built or used for short-term rental may not be rented for 90 continuous days or more, and chaining successive short leases to keep a guest past 90 days is also a violation. Owners already licensed for long-term rental at adoption keep that use while they hold the license.4,24 Applies to: Oceanfront commercial districts between Kings Highway and the ocean · In force since December 10, 2024
- Minimum parking for visitor accommodations
- The zoning code's minimum off-street parking for visitor accommodations is 1 space for a one-bedroom unit, 1½ for two bedrooms, 2 for three and 2½ for four, plus ½ space for each additional bedroom.7
- No conversion to short-term use
- A property that is not already in a zone that allows short-term rentals cannot be converted to or approved for that use.17
- 24 grandfathered houses
- Only 24 houses in traditional residential zones are grandfathered for short-term rentals, because they have been used that way since before the current zoning.17
Operating rules
Operating Rules for Myrtle Beach Short-Term Rentals
- Short-term means under 90 days
- The city and the state both treat a stay of under 90 days as short-term; a stay of 90 or more consecutive days in the same place is not a short-term accommodation for the lodging taxes.17,18
- City hospitality fee: 1%
- Myrtle Beach charges a 1% hospitality fee on transient accommodations, which the host collects from guests and remits to the city; it is not a state tax and is not paid to the Department of Revenue.18,20
- City local accommodations tax: 0.5%
- Myrtle Beach charges a one-half percent local accommodations tax on short-term accommodations, remitted to the city monthly or quarterly by the 20th day after the period ends.18
- Horry County hospitality fee: 1.5% inside the city
- Horry County charges a 1.5% hospitality fee on transient accommodations inside city limits, on top of the city's own taxes; in unincorporated areas the county rate is 3%.20,21 In force since July 1, 2021
- Required cleaning fees are taxed
- A cleaning fee that every guest must pay is part of the taxable room charge, at the 7% state rate plus any local tax; an optional cleaning fee is not taxed.12
- Violations are misdemeanors
- Renting where zoning does not allow it, or operating without a business license, is a misdemeanor with a fine of up to $500 or up to 30 days in jail; each day a violation continues counts as a separate offense.8,17,18
- Quality of Life Court hears zoning and noise cases
- Police and code enforcement officers can write summonses for excessive noise, illegal signs and zoning violations, which are heard in the city's Quality of Life Court.23
- 72 rental days keep the 4% owner-occupied property tax rate
- No city night cap exists, but renting a legal residence for more than 72 days in a calendar year can cost the owner the 4% property tax assessment ratio for owner-occupied homes.16

Method
How These Rules Were Checked
Each rule on this page was checked in October 2026 against the official source cited beside it: the ordinance or statute, the permit office's own pages and the tax authority. Airbnb's help pages are cited on their own only for what Airbnb itself does, such as the taxes it collects and the permit checks it runs, and otherwise only beside an official source; news reports only for when a change was announced. Rules that could not be confirmed on an official page are left out. The city code (Municode) and the federal court order (CourtListener) were read in a browser, and the city's business license rate sheet (a PDF behind a Cloudflare check) was opened in a browser.
Rules change with council votes, court rulings and new state laws, so the page is rechecked every three months and whenever a scheduled change takes effect. It summarizes the rules for information and is not legal advice; the local authority has the final word on any application.
