Fines
How to Avoid Airbnb Fines in Chattanooga
Fines in Chattanooga fall on hosting without the short-term vacation rental certificate, or outside the rules above. With it in hand and the rules followed, none of the fines below apply.
- Violations of the vacation rental rules are heard by the city's administrative hearing officer, who is not held to the $50 city court cap. The officer may fine up to $500 per violation at a single-family home that is the owner's primary residence, and up to $500 per violation per day at any other property, such as an Absentee rental.1,3,11
- Three documented violations of city code or state law caused by the rental allow the city to revoke the certificate after a public hearing; the property then cannot get a new certificate for one year.1
- A certificate is not renewed when the property had three or more documented violations in the previous certificate year, and the city may also refuse renewal after one or two violations.1
- A fine for breaking a city ordinance in City Court cannot exceed $50, which is why larger penalties go through the administrative hearing officer.12
- Lodging tax not paid on time carries interest of 12% a year plus a penalty of 2% a month on the county tax and 1% a month on the city tax.6

Method
How These Rules Were Checked
Each rule on this page was checked in October 2026 against the official source cited beside it: the ordinance or statute, the permit office's own pages and the tax authority. Airbnb's help pages are cited on their own only for what Airbnb itself does, such as the taxes it collects and the permit checks it runs, and otherwise only beside an official source; news reports only for when a change was announced. Rules that could not be confirmed on an official page are left out. The Chattanooga code (Municode Article XVII of Chapter 38 and Article VI of Chapter 21) and the Tennessee Department of Revenue tax manual were read in a browser and from an Internet Archive copy.
Rules change with council votes, court rulings and new state laws, so the page is rechecked every three months and whenever a scheduled change takes effect. It summarizes the rules for information and is not legal advice; the local authority has the final word on any application.
Listing figures come from AirROI's tracking of 1,080 active Chattanooga Airbnb listings over the 12 months to September 2026.
