Can You Host an Airbnb in Community of Madrid? It Depends on the Home
Whether you can host in Community of Madrid turns on whose home it is and whether you live there.
A room in your home while you live there
Allowed with conditionsRoom rentals do not file the regional tourist-home declaration, which covers entire homes only. Guest reporting to the Ministry of Interior still applies, and national tenancy rules for rooms changed on 8 October 2026 pending validation by Congress.3,7,20
A flat in a residential building in Madrid city

Permit
Do You Need a Licence for Airbnb in Community of Madrid?
Yes. Community of Madrid hosts need the Responsible declaration of start of activity for a tourist home from Dirección General de Turismo y Hostelería, Consejería de Cultura, Turismo y Deporte, Community of Madrid. It costs €0.1,7,16,17
- Who needs it
- The operator (titular de la actividad), whether a person or a company, of any entire home offered to tourists. Room rentals and seasonal lets are outside this declaration.1,7,16,17
- Issued by
- Dirección General de Turismo y Hostelería, Consejería de Cultura, Turismo y Deporte, Community of Madrid
- Valid for
- The home stays on the register until the operator reports a closure; a change of operator, or any other change in the declared data, needs a new declaration. The regional rules set no renewal date.
- Processing
- The declaration lets the activity start on filing; the tourism department then has up to six months to declare that the activity cannot continue if the declaration is missing or inaccurate.
- On listings
- The number must appear on every listing
- Platform checks
- Airbnb has a field for the regional registration number in the listing details and asks hosts to show it; the national registration number has not been required since the Supreme Court annulled it on 19 May 2026.
Fees
| Fee | Amount |

How These Rules Were Checked
Each rule on this page was checked in October 2026 against the official source cited beside it: the ordinance or statute, the permit office's own pages and the tax authority. Airbnb's help pages are cited on their own only for what Airbnb itself does, such as the taxes it collects and the permit checks it runs, and otherwise only beside an official source; news reports only for when a change was announced. Rules that could not be confirmed on an official page are left out.
Rules change with council votes, court rulings and new state laws, so the page is rechecked every three months and whenever a scheduled change takes effect. It summarizes the rules for information and is not legal advice; the state agency and your city or county has the final word on any application.
