Your home
Can You Host an Airbnb in Valencia? It Depends on the Home
Whether you can host in Valencia turns on whose home it is and whether you live there.
A second home or investment flat let whole to tourists
Allowed with conditionsAllowed for stays of 10 days or less once the council issues a favourable compatibility report and the home is registered with the Generalitat. A new tourist home must be in a neighbourhood under the 8% and 2% caps, on a ground or first floor with its own street entrance, and in a flat building needs the owners' three-fifths approval.1,7,17
A flat above the first floor in a building with homes
Not allowedA new tourist home in a mixed-use building with homes can only sit on the ground or first floor, below the homes, with its own street entrance. A flat on a higher floor does not qualify, unless the whole building is used for tourist lodging.7,10
Permit
Do You Need a Permit for Airbnb in Valencia?
Yes. Short-term rental hosts in Valencia need the Council compatibility report from Ajuntament de València (compatibility report and municipal title) and the Dirección General de Turismo of the Generalitat Valenciana (register and registration number). It costs €140.90 in the first year (A home that needs no works pays €140.90 to the council for the compatibility report and nothing to the Generalitat. Works add a council fee from €140.90 and 4% of the works budget. Registrations last five years, and renewal needs an updated compatibility report.).1,4,11,12,13,21
- Who needs it
- Any owner or manager who lets a whole home in the city of Valencia to tourists for 10 days or less. Homes in the historic centre (Ciutat Vella) follow that district's special plan.1,4,11,12,13,21
- Issued by
- Ajuntament de València (compatibility report and municipal title) and the Dirección General de Turismo of the Generalitat Valenciana (register and registration number)
- Valid for
- The Generalitat registration lasts five years from the declaration. Homes registered before 8 August 2024 keep theirs for five years from that date, and renewals start in August 2029 with a new declaration and an updated compatibility report.
- Processing
- The council decides the compatibility report within one month; an environmental licence (licencia ambiental) takes up to six months, with refusal by silence.
- On listings
- The number must appear on every listing
- Platform checks
- Airbnb asks for the regional registration number in the listing details. The Generalitat requires the number and the home's exact location in every advert and treats a missing number as a serious infringement; the national number is no longer required.
Fees
| Fee | Amount |

Method
How These Rules Were Checked
Each rule on this page was checked in October 2026 against the official source cited beside it: the ordinance or statute, the permit office's own pages and the tax authority. Airbnb's help pages are cited on their own only for what Airbnb itself does, such as the taxes it collects and the permit checks it runs, and otherwise only beside an official source; news reports only for when a change was announced. Rules that could not be confirmed on an official page are left out. The Generalitat's electronic office (sede.gva.es) and the 2024 Ciutat Vella planning agreement (mediambient.gva.es) were read from Internet Archive copies, and the provincial gazette notice (BOP 4 May 2026) is an image-only PDF that was read from rendered pages.
Rules change with council votes, court rulings and new state laws, so the page is rechecked every three months and whenever a scheduled change takes effect. It summarizes the rules for information and is not legal advice; the Ajuntament de València and the Dirección General de Turismo of the Generalitat Valenciana has the final word on any application.
Listing figures come from AirROI's tracking of 6,830 active Valencia Airbnb listings over the 12 months to September 2026.
