FAQ

Valencian Community Short-Term Rental Laws: Frequently Asked Questions

Is Airbnb legal in the Valencian Community?

Yes, for whole homes let for 10 days or less that are registered with the Generalitat's Registro de Turismo after a favourable council compatibility report. Renting rooms is prohibited, and several councils have capped or paused new tourist homes.1,4

Do I need a permit or registration for Airbnb in the Valencian Community?

Yes. Before letting, the holder files a sworn declaration online with the Generalitat's tourism department, attaching the council's favourable compatibility report, and receives a registration number that must appear in every advert.4,22

How much does the tourist-home registration cost?

The Generalitat charges nothing: the procedure is free. The council may charge its own fee to issue the compatibility report, and the amount varies by town.4,15

Can I rent out a home I don't live in?

Yes, if the council's report is favourable, the home is registered and, for a new registration in a flat building, three fifths of the owners approve. València, Alicante, Dénia and Xàbia have limited or paused new tourist homes.1,8,10,20

Can I rent a single room on Airbnb in the Valencian Community?

No. Tourist homes are let whole and renting rooms to tourists is expressly prohibited; advertising rooms in a registered tourist home is a very serious infringement.1,22

How long can a guest stay under the tourist rules?

A tourist let is 10 days or less to the same guest. A let of 11 days or more is outside the tourist register and falls under national tenancy law.1

Does Airbnb collect tourist tax in the Valencian Community?

No. The Valencian tourist-stay tax was repealed before it took effect (Decree-law 12/2023, in force from 15 November 2023), and Spain is not among the places where Airbnb collects and remits taxes for hosts.2,23

What is the fine for renting without registration?

Fines on illegal tourist homes range from €10,000 to €600,000 depending on severity, and an unregistered home can be removed from the register. València and Alicante now run these cases themselves.7,12

Do I need the national registration number (NRUA) for Airbnb in Spain?

No. The Supreme Court annulled the national procedure on 19 May 2026 and Airbnb no longer requires the number. The Valencian registration number is still required.19,24

How long does the registration last?

Five years from the declaration. Homes registered before August 2024 keep theirs for five years from 8 August 2024, and renewals start in August 2029 with an updated compatibility report.1,4

Do I have to show the registration number in my listing?

Yes. Every advert must show the registration number and the home's exact location, and leaving them out is a serious infringement. Airbnb also lists a mandatory official plaque next to the main entrance.1,22

Can my owners' community stop tourist rentals in my building?

For new registrations since 3 April 2025 in flat buildings, yes: three fifths of the owners, holding three fifths of the shares, must approve. The declaration also needs proof that the building's statutes do not rule out non-residential use.1,20

Method

How These Rules Were Checked

Each rule on this page was checked in October 2026 against the official source cited beside it: the ordinance or statute, the permit office's own pages and the tax authority. Airbnb's help pages are cited on their own only for what Airbnb itself does, such as the taxes it collects and the permit checks it runs, and otherwise only beside an official source; news reports only for when a change was announced. Rules that could not be confirmed on an official page are left out. The Generalitat's electronic office and tourism pages (sede.gva.es, cindi.gva.es) and its press release on register removals (comunica.gva.es) were read from Internet Archive copies dated May 2026, June 2026 and December 2025.

Rules change with council votes, court rulings and new state laws, so the page is rechecked every three months and whenever a scheduled change takes effect. It summarizes the rules for information and is not legal advice; the state agency and your city or county has the final word on any application.
